Kinley Inc Marketing has been a top Real Estate Marketing Company in Naples, Florida for years. We began by marketing properties, Brokerages, Real Estate Magazines, and Real Estate Agents in Naples, FL. We networked with the Top 500 Agents while Real Producers Magazine – Naples was our client in 2021.

Eventually our President, Tori Kinley, became licensed to work with home owners directly. She hangs her license with John R Wood Christie’s International Real Estate under Nico’s Team. Nico’s Team is one of the top producing teams in Southwest Florida.

With Kinley Inc’s extensive exposure to the industry, we’ve seen some things.

Some of the most shocking:

Dirty underwear hanging on a door handle in a listing photo.

A poop filled litter box in the middle of the living room during an open house.

A tapestry hanging above a bed in a listing photo with the saying “Eat More Ass” in bold letters.

There’s more where that came from.

Since it feels like everyone is a Real Estate Agent these days, we’re put together these 3 qualifying questions you should ask when interviewing Real Estate Agents to ensure you get the best service.

Real Estate Marketing: 3 Questions To Ask Before Hiring A Realtor
Finding the best Real Estate Agent in Naples, FL can be difficult. These are the things you need to ask before hiring one.

Question #1: What Marketing Knowledge Do You Have?

Your agent NEEDS to be a Marketing expert. You wouldn’t try to sell a product for $20 without marketing expertise, why would you expect someone to be able to sell a product worth hundreds of thousands/millions of dollars without it?

Additional questions you should be asking them:

What marketing channels will you use to sell my property?

They should be able to lay out at least some of their marketing plan during your listing appointment.

Will you pay for my listing photos?

If they say no, walk away. This is a basic minimum in the industry.

Will you have drone photos of my home?

This is another minimum these days.

Will you be there during the photos?

It’s ok if the agent sends an assistant or an intern for this, but some needs to be there to ensure the best photos are taken. Skipping this step is how you get dirty underwear on the door handle.

Do you know the SEO keywords to include in my listing description to ensure my Zillow views increase?

Question #2: What Kind Of Interior Design and Organizational Consulting Will You Provide Me?

Your Real Estate Agent needs to be the third party that comes in and looks at your home with fresh eyes. They should be your go-to consultant on staging, touch ups, and organization. Or at least have the contact information to people they can connect you to help.

You should consider asking questions like:

What kind of interior design experience do you have?

If I want to live in the home while showing, what kind of organization tips can you provide?

If I want to increase my value but not spend too much money, what kind of updates would you recommend?

An experience Real Estate Agent has an arsenal of tips and tricks for these types of questions.

Question #3: What Kind of Research Experience Do You Have?

Your agent needs to be a research expert. They need to know the best times to list, when to host open houses, what the market looks like in your area, etc. It’s not as simple and putting a sign in your front lawn.

Ask things like:

What is the average property sale price on this street?

How does my home match with the others that are listed?

What buying trends are happening in the area that I can lean into?

Are a majority of local buyers cash/FHA/investors/conventional?

How do I appeal to them?

What developments are coming into the local area in the near future that will increase property values for future buyers?

Have you been watching the local news?
